Moving in Rosemont-La Petite-Patrie: 2026 Costs and What to Expect

Rosemont-La Petite-Patrie is Montreal’s biggest rental borough by sheer volume of plexes, and on July 1 it moves like a city of its own. The housing is mostly two and three storey walk-ups, the streets are long one-ways, the alleys look like loading lanes but mostly are not, and resident-only parking zones cover whole blocks around Beaubien and Plaza Saint-Hubert. None of that is a problem if the mover knows the borough. All of it costs money if they do not.

Here is what a consumer advocate would want you to know before booking a move in Rosemont, La Petite-Patrie, Petite-Italie or the Angus sector: real 2026 prices, the borough’s permit process, where crews lose time, and the questions that keep your quote honest.

The quick answer on Rosemont moving costs

Home size Off-peak (Nov to May) June July 1
Studio / 1BR (3½) $540 to $700 $700 to $900 $1,000 to $1,750
2BR (4½) $850 to $1,200 $1,250 to $1,600 $1,500 to $2,200
3BR (5½) $1,100 to $1,700 $1,600 to $2,200 $1,800 to $2,800
4BR+ / house $1,700 to $2,600 $2,300 to $3,200 $2,800 to $4,200

Those totals assume established Montreal movers at $135 to $140 per hour for two movers and a truck in the off-season, $175 to $200 in June and $250 to $350 on July 1, a 3 to 4 hour minimum, plus one hour of travel. A third mover adds about $30 per hour off-peak and $50 in June. All rates are before tax.

Rosemont sits close to the Montreal average. The borough’s premium comes from stairs and long carries rather than traffic. The newer condo blocks around the Angus shops and along Saint-Laurent north of Jean-Talon have elevators and cost less to move per room than a third-floor plex on 1re Avenue.

What is specific to moving in Rosemont-La Petite-Patrie

Plex walk-ups, interior and exterior

From Saint-Denis east to Pie-IX, the typical building is a duplex or triplex with a ground-floor unit and one or two units above, reached by an exterior staircase to a shared door and then an interior stair. Crews carry twice: outside, then inside. Established movers price it as one flight at $75 to $150, but some bill the interior and exterior flights separately. Ask for the stair line in writing.

Alleys you cannot load from

Rosemont has one of the largest networks of ruelles vertes in the city. They look like perfect loading lanes. Most are closed to through traffic, blocked by planters at one end, or too narrow for a 20-foot cube truck to turn. A crew that plans to back into the alley and cannot ends up carrying from the street anyway, with a longer walk. Tell the mover whether your alley is open, paved and wide enough for a truck, or let them check it on a map.

Resident parking zones and commercial streets

Blocks around Beaubien métro, Plaza Saint-Hubert, Masson and Jean-Talon are resident-sticker zones or metered commercial streets. A truck parked in a sticker zone without a permit is ticketed; on a metered street the City requires a permit and covers the meters at your cost. Residential side streets between those corridors are usually free to park on for a cube truck if it does not block the sidewalk.

July 1 density

Because the borough is overwhelmingly one-year residential leases, Moving Day here means trucks on nearly every block. Mid-June to July 5, expect double parking, blocked one-ways and crews running late from the previous job. Book six to eight weeks ahead and take the first morning slot.

The Rosemont parking permit, step by step

The City of Montreal’s rules, confirmed on montreal.ca in October 2026:

  • No permit needed if the truck uses legal spaces without blocking a sidewalk or bike path and the street has no meters.
  • Permit required for no-parking signs reserving the curb, metered streets, blocked sidewalks or bike paths, pedestrian streets. With a moving company, the permit is in the company’s name.
  • Lead time in Rosemont-La Petite-Patrie: 5 business days. The permit itself is free; the fee is charged on the request and cancelled when it is approved. Metered streets still carry a separate invoice for covering the meters.
  • Only official signs from an authorized rental company. Installed 12 to 14 hours before, then declared to the Agence de mobilité durable online.

Free permit, five days: there is no good reason for a Rosemont move to happen without one if the street is tight. Ask the mover to request it and to send you the confirmation.

How to get a fair rate in Rosemont

  • Off-peak and mid-week. November to May, Tuesday to Thursday, mid-month. Same furniture, roughly half the July 1 price.
  • Describe both staircases. “Exterior to the second floor, then interior to the third” is a different job from “second floor”. Say it when you ask, get it in the quote.
  • Ask where the truck will park and who gets the permit. A mover that has worked your street knows.
  • Four numbers before tax: hourly rate, crew size, travel time, minimum hours. Compare quotes on those, not on the headline.
  • Check the CTQ permit on the public register before paying any deposit.

Red flags when hiring a mover in Rosemont

  • A flat price given without asking about stairs or the alley.
  • “Cash only” or a deposit to a personal account.
  • No CTQ permit number, or a number registered to a different company name.
  • A July 1 quote that is cheaper than everyone else’s. On Moving Day in Rosemont, cheap means a crew that will not show.
  • No written answer on what happens if the elevator or the permit falls through.

Frequently asked questions

How long does a 5½ third-floor move take in Rosemont?

With three movers and exterior plus interior stairs, plan on 5 to 7 hours of labour plus one hour of travel. Ground-floor to ground-floor, the same 5½ takes 4 to 5 hours.

Is the Rosemont parking permit really free?

Yes. The City charges the fee at the time of the request and cancels it when the permit is approved. Allow 5 business days. Metered streets still bill separately for covering the meters.

Can my mover use the ruelle verte behind my building?

Usually not. Most green alleys are closed to through traffic or too narrow for a truck. Ask the mover to confirm access before quoting, and assume the carry will be from the street.

Is La Petite-Patrie different from Rosemont for movers?

Same borough, same rules. La Petite-Patrie has more metered commercial streets, Saint-Hubert, Beaubien and Jean-Talon, so permits come up more often. Rosemont east of Pie-IX has more detached homes and driveways.

What does a Rosemont move cost on July 1?

For a 4½ with stairs, $1,500 to $2,200 before tax with an established mover, booked six to eight weeks ahead. Last-minute July 1 availability is rare in this borough.
